GLERA asked for the daylighting report that was prepared with the application to be reconfigured so that the loss of daylight to each flat was made clear. The new addendum (attached) has done this, so now the extent of the problem is clear.

Altogether 80 Flats in Basterfield, Hatfield and Banner House will have their daylight reduced, of those 55 flats will lose more daylight than BRE guidelines allow. Some lose 50% of the daylight to their windows.

(That is where they will end up with less than 27% view of the sky and will suffer a reduction to less than 80% of former values).

This is a breach of planning policy on an industrial scale.

Islington Policy DM2.1 says development must "not unduly prejudice the satisfactory development or operation of adjoining land".

City of London Local Plan Policy DM 10.7 Daylight and sunlight:  1. To resist development which would reduce noticeably the daylight and sunlight available to nearby dwellings and open spaces to unacceptable levels, taking account of the Building Research Establishment’s guidelines.
