Following meetings with Paul Murtagh and his team I have had a chance to go through the information that he provided on projected work and have produced the attached summary. As you can see the projected costs are considerable. I am hoping to find out the number of leasehold flats so that we can apportion rough costs that leaseholders will have to pay.

Residents of Cullum Welch House might like to note the projected concrete repair costs which are estimated between £1,050,000 and £2,050,000. As there are 72 flats in the block this means a potential cost of between £14,584 and £28,472 per flat. Leaseholders will not need to find this money for a while and loans, interest free for 5 years, should be available from the City.

Do we know what percentage of leasehold properties are sub let?

No we don't and I doubt that it is possible to establish the number.
Last time I saw anything about the windows the latest complete time for the window replacement was 2021 has that now jumped to 2025?

I don't think that they are clear yet as it needs to go through 7 stages of committees. The timeline is for all COL estates.

We were facing similar huge demands for concrete testing and repairs which we challenged and won.

Dear Tim,

As the then Chair of MSE I did reach out to the Barbican and even sent them some up to date legal documents but got no response that they were interested in any collaboration, hopefully you fare better than I did. Our committee members worked together and I also worked with a specialist department from a leading University. With City council elections coming up in March I imagine your councillors will be keen to help.

Hi Damien,

We are definitely interested in anything that you, or your successor could send us. On GLE we are looking at works costing £18.5 mill in the next 5-10 years, partly due to neglect of the estate for a number of years, and any ways that we can find to reduce this amount would be welcome.

Tim, is there a meeting tonight of GLERA? I got from the last meeting we had before Christmas that there was one tonight, but I don't see any notices around.
